    The Corriere della Sera analyzes the documents presented by Inter and Milan to the City in yesterday’s meeting. According to the newspaper, “it will take 32 years to reach even and return the investment of €1.23B planned for the construction of the new stadium and the multifunctional district that includes a shopping center, hotel, spa, convention center, offices and parking lots.”

    On the total cost of €1.23B, “this investment will be made with a loan that will cover 90% of the investment with a duration of 30 years and an interest rate of 5% per year. It is divided as so: €563M for stadium (€2.7M for land, €204M for the base structure, €80M for construction site costs, €48M for furniture), €472M for the multifunctional area (€25.5M for hotel, €106M for offices, €135M for shopping center).”

    In addition, there will be another €44M for the demolition of the current Meazza, primary and secondary urbanization operations (€81M).

    This is a huge investment but it will generate €124M in revenues per year. Of these, €69M will come from the stadium, €55M from the recreational district, €13.8M from naming rights and €16M by museum visitors, €3.2M from restaurants, €11.4M from weekly events, €24.5M from commercial areas, another €18M from offices, another €2M from the entertainment areas.

    Anyway, hopefully this starts as soon as possible. We've been waiting for this like almost 15 years.

    The only reason I can think of for renders being so shit is that they're trying to remind whoever is looking that those are just impressions, super early sketches and one shouldn't look into details but compare the two possible directions fundamentally. Similar to how you just present wireframes when you're working on a website design. You don't go into ANY detail, cause then clients immediately start discussing it and that's totally not the point of concept presentations.

    Yesterday's LGDS suggested proper renders do exist and I doubt this was the material included in the offers made. Apparently, we should see proper projects next week. They also mentioned a third one, made by Stefano Boeri, the architect behind Bosco Verticale in Milan but it seems the only reason it wasn't discarded completely yet is the environmental friendliness.

    The 2 projects in the running for the new stadium:

    1 The project of the American Populous mega studio, given as a favorite, focuses on the play of light and on the image of the stadium as a "cathedral" of Milanese football. In this project next to the arena two towers would rise in the middle of a commercial podium, the highest the 143 meters high would become one of the highest in the city.

    2.The project of the Manica-Cmr consortium is more classic, with a double ring. Also in this case the stadium would be flanked by a vast commercial area, with towers and a green area at the center of which would remain the old playing field, maintained as a "relic" of the past.

    Fully agree with Vex, was all in favour of the first one initially as it reminded me of most new modern stadiums then I was like WTF do I want just another generic looking stadium but would defo back the second proposal now.

    I am not a fan of sharp rectangular design, cuz we are “wasting” the corner seats. I mean, they are too far away from the field, no one wants to pay to sit there om regular basis.
